Croatia – your next investment on the Adriatic Sea

Wondering where to put capital with the potential for stable growth?

As a licensed real estate agency, we will assist you in the purchase of a property and the subsequent handling of a long-term lease or vacation rental.

Croatia, and especially picturesque Dalmatia, is currently one of the most promising real estate markets in Europe. Combining the unique beauty of the Adriatic coast with growing tourist popularity and affordable (yet!) prices, Croatia offers investors a unique opportunity for an attractive return on investment.

In 2025, we see a continuation of the upward trend in the Croatian real estate market. Accession to the Eurozone in 2023 has further stabilized the economy and boosted the confidence of foreign investors. According to the latest data, prices of holiday properties in the most popular Dalmatian locations have increased by 8-12% over the past year, and forecasts indicate that this trend will continue.

Holiday properties

Apartments and villas for short-term rentals are the most popular form of investment in Croatia. The tourist season, once limited to July and August, now extends from April to October, and in some locations lasts year-round. A well-located property can yield as much as 7-15% annual gross return on investment.

Long-term properties

The long-term rental market is growing especially in larger cities like Split and Zadar, where there is an increasing demand for housing for local workers and foreign professionals. This type of investment offers a smaller but more stable and predictable return, usually at 4-6% per year.

Land for development

Buying a building plot, especially one with a sea view, is a long-term investment with the potential for a significant increase in value. The limited availability of such land, especially in the first coastline, makes its value steadily increase. Remember, however, that Croatian building regulations are quite restrictive, especially in the coastal zone.

Development projects

For more experienced investors, development projects offer the highest potential return. Buying an older property, renovating it and selling or renting it out can yield as much as 10-40% profit. KokoStay offers comprehensive support for such projects, from purchase to management of the finished property.

Legal aspects for investors

Investing in real estate in Croatia is relatively simple, but it is helpful to know the key legal aspects. For EU citizens, the process is simplified, while non-EU investors must obtain additional approvals. Learn about buying rules, necessary documents and additional costs to safely realize your investment on the Adriatic Sea.

Being a licensed real estate agency, we assist in all formalities and aspects related to the legality of the entire transaction. We check the land registers making sure that the property in question is free of legal encumbrances and complicated co-ownerships.

For EU citizens

As a citizen of the European Union, you have the right to purchase property in Croatia under the same rules as Croatian citizens.

For non-EU citizens

If you are not an EU citizen, the process is a bit more complicated. You will need to obtain approval from the Croatian Ministry of Justice, which can add an additional 2-3 months to the process. Approval is usually granted if your country has a reciprocity agreement with Croatia.

Projected return on investment

The profitability of investing in vacation properties in Croatia depends on a number of factors, including location, property standard, season and management efficiency.
